The ads only show you the discount. We look for the reason behind it. Once a month, we share the ones where the reason checks out, and explain the ones where it doesn't.

First, a deep breath

"$300,000 below the next block" makes a great ad. It's not always a great buy.

Every cheap unit has a story. Sometimes it's a good one: an owner in a hurry, an awkward launch month, a floor nobody fought for. Sometimes it's the kind of story you inherit: a road coming through, a layout nobody wants, a facing that bakes every afternoon. The price alone can't tell you which. The reason can. So the reason is what we check.

Five things we check before anything makes the list

Why is it cheap?

There's always a reason. If we can't find it, we keep digging. If we still can't find it, it doesn't make the list.

Can the reason be lived with?

A low floor is liveable. A rushed seller is temporary. A rubbish chute next to the master bedroom is forever. We sort one from the other.

What did similar units really sell for?

Not asking prices. The actual prices filed on record when similar units nearby changed hands, and how recently.

What happens while you hold it?

Some savings get eaten by higher upkeep, weak rental interest or a wave of newer competition nearby. We check what the years in between look like.

Who buys it after you?

A discount you can't pass on isn't a discount. The unit still has to make sense to the next buyer, at the next price.

✓The reason it's cheap. Our honest read on why, because that's the part the ads leave out.
✓Liveable or not. Whether the reason is something you can live with, or something the next buyer will punish you for.
✓What we passed on. The "deals" that didn't survive the five checks. Often the most useful part of the email.

Straight talk

Three things this list will never do

•Promise you a profit. A good entry price improves your odds. It guarantees nothing, and anyone who says otherwise is selling harder than they're thinking.
•Call something "below market" without showing the receipts. Every gap we mention comes with the actual recorded sale prices it's measured against.
•Rush you. If a unit is only a good buy when you decide in a weekend, it isn't a good buy. There's always another list next month.

That's the whole spirit of this list. Cheap is easy to find. Cheap for a reason you can live with takes homework, and the homework is what we send you. If a month goes by with nothing worth your time, we'll say that too.

Why would a good deal be shared with a mailing list? +

Fair question, and the honest answer: most entries aren't secrets. They're units sitting in plain sight that most buyers scroll past because nobody explained the price. The value isn't the tip. It's the homework.

Where do the numbers come from? +

The actual prices filed when homes change hands, which URA keeps as public record. We quote them with dates so you can check us.

Is this only resale, or new launches too? +

Both. New launches sometimes have quietly well-priced stacks. Resale is where the bigger gaps usually hide. The five checks are the same either way.

What if nothing fits my budget for months? +

Then you'll get short emails for a while. We'd rather send you nothing than send you something we wouldn't buy ourselves.

Does this cost anything? +
